Ron has originated mortgage loans as a loan broker since 1989, and is well versed in the constantly changing and wide ranging lender loan programs and underwriting guidelines.
Lenders are in and out of the market. In other words, they tighten and loosen their rates, underwriting guidelines, or if they’re executing underwriting in a timely manner. As a broker approved with many lenders on their wholesale side, Ron has the advantageous capability to not just shop for the best rate, but evaluate which loan program is best for the borrower and which lenders are executing.
As a Wholesale Account Representative for a sub-prime mortgage lender in the 1990’s, Ron acquired hands on experience in the “backend” workings of the mortgage origination and secondary (Mortgage Backed Security) market.
Ron is well versed in the standard conforming / QM (Qualified Mortgage) loans, but also VA, FHA, Reverse Mortgages, and non-QM mortgages like Fix and Flip, 203K rehabilitation loans, Cross Collateralization, Alternate Documentation, and other loans that aren’t standard types of loans. It’s not a matter of taking a loan package and throwing it at an underwriter. Ron takes the time. If a mortgage loan can be done, good probability Ron will know how to structure the loan to meet the guidelines. Take note, loan programs are constantly changing. Just because a loan couldn’t be done last month, doesn’t mean it can’t now be funded.
Ron has been the state Government Affairs Chair for the California Association of Mortgage Professionals dealing with state and federal representatives in Sacramento and Washington DC on real estate, finance regulations and policies.
Ron has conducted real estate professional training and seminars in subjects such as the 1031 Tax Deferred Exchanges, HUD 203(k) Rehabilitation Home Loans, Credit Scoring, Advanced Purchasing and Financing Techniques, and Regulations Applicable to Real Estate and Mortgages.
